Warranty deed..fee simple estate

I have a warranty deed in a subdivision that has a homeowner's association along with convenants and restrictions. The covenants and restrictions are typical of high end subdivisions, i.e., no farm animals, kennels, any home built has to be a certain size, etc. Do I own this property in fee simple estate?
