Land use variances

I bought a 2 acre lot next to my house to build a pole building on for storage, and to do hobby work restoring antique farm tractors.I have to file for a variance for two items. 1) the minimum setback from the road is 55 ft off the center of the road. If I attempt to do this I would have to build my barn very close to a creek that runs through the property. I need to build closer to the road by at least 10 feet. The second variance is that I can only build 1300 square feet. I need the building to be bigger I own six antique farm tractors that are completely restored and I dont want to sit outside, also I want a work area as well.I want to build a 36 X 60 building 2160 square feet. What would be a good case or justification for exceeding the 1300 foot max size??????
