Question Real Estate Power of Attorney

I full time RV travel and I buy Real Estate while on the road. Because I do not have a taxable income I always place my name and my sons name on the deeds so he can use the write offs.
I would like to simplify some of the process and give him a POA to sign docs for me.
He lives in Tacoma,Washington and I buy RE in other states. I always have the deeds registered to the Wa. addy.
My Q is, will a POA for Wash. be sufficient for all transactions?

No. POA's are only valid in the State where drawn; e.g., if you're in Virginia, then you must follow that States' laws. Washington law may not be "in sync" with other States' laws. That goes for the other 49 States.
