I have a serious dilemma. I'm running out of money. I started a business in Richmond Virginia and signed a 5 year lease for commercial/medical rental office property in May 2003. Two years later, my mother needs care and I have to move home to Norfolk Virginia and take another job. Five months (February 2005) before needing to move home, I inform the landlord that I will need to leave at the end of June 2005. I have tried to sublease the office space since Februay 2005 with no help from the landlord. His property representative indicates, "Why should my client try to find someone to sublease the property. He has you to pay the lease." I have hired another rental agent to try to help me sublease the space, as I continue to pay $3200/month for the rental space but to no avail. No one seems to want to be in downtown Richmond. In May, I will have paid for a year of lease with no occupancy. I am a pretty responsible individual, however is there any recourse in trying to get out of this lease of 2 more years? Is there any amicable recourse or do I have any right to recourse with a lease with no occupancy?
