What do I do?
I was renting a commercial space in my house in Northridge, CA, to a woman who made jewelery. She paid me rent for three months and then she stopped paying. I could not reach her by phone and she would not answer the door when I attempted to contact her in person. Months passed and I sent her a "three day letter or quit" letter. After that, I sent her a "certified abandoned property" letter. So far, none of the steps I have taken have invoked a response and I have not heard from her since. It has been over a year and her items are still in my place. I am aware that the last thing that needs to be done is an ad in a newspaper advising her that I have her stuff and she has an alloted time to pick it up. At this point, I am not sure how I should word the ad or where I should place it? Do I need to itemize all of her stuff? How specific do I need to be? Shoud there be more then one ad? Finally, my last concern is being sued if I dispose of her stuff. Since the statute is five years for abandoned property, can she come back and sue me in court? Thanks in advance for any advice.
