Default Proper Notice to Enter Rental

I live in Washington state. My landlords live out of state. The property management company sent me an email saying the landlords will be here from July 30th til August 9th and will need access to the exterior of the home. It then stated they will be here at 9am July 30th for access to the inside and will need access off and on throughout that time period. I emailed back asking for specific days and times and asked what work they would be doing. I was told just some projects and to fix the leaky pipe below the bathtub ( I let them know about it and they've tried to fix it 3x-it still leaks). I knew they would be inconsiderate and show up whenever and come and go which is why I asked for specific dates and times. I never got an answer. Instead of 9am on the day they had said they showed up at 8pm!! I told them I really need to know ahead of time what days and times and that sometimes my 12 year daughter is home alone and I do not want her here by herself when others have access.
They said they will be bringing a bunch of different contractors through throughout the week and I really don't want total strangers knowing my daughter is here by herself. They have been showing up everyday and working on the yard. They pulled up huge rocks and blocked most of the driveway so now I can't use it. I asked them to please move them and they got angry (I usually park my car them and am trying to have a garage sale with large items to come out through the driveway).

Do I not have any rights for them coming and going as they please at whatever hours and times they want??

Renting is inconvenient. Repairs are inconvenient. It could be impossible for your landlord to know when a contractor or repair man is coming to do the work. While HE could tell you personally when he is going to come, he can only give you estimates for when the other people are coming. While they seem to be trying to accommodate you and follow the law and keep your rental home in good repair, you have to realize that you, too, must "give" a little. So your driveway is blocked temporarily. Have the yard sale a different week. You said you knew the approximate dates they were coming---why schedule a yard sale the same time?

Everyone has to do what you are being asked to do. Example: I recently purchased another house a long drive from the home I own now. I asked for the power to be turned on at the house. However, the best they could do was tell me it would be turned on sometime between 7 am and 9 pm. Guess what? I left MY SEVEN children in the care of someone else, and I sat in an empty house WITHOUT power or air conditioning (outside temps over 100 degrees) WAITING for them to come. Which they did--at approximately 3 pm. Long boring wait.

Reality: Sometimes you have to miss work. Sometimes you have to reschedule. Has it occurred to you to be grateful for the fact that you DO have a landlord that is, at least, attempting to keep the house in good repair and is trying to follow Washington state law that requires two day notice? They aren't required to be more specific than that. While it would be nice, the reality is LIFE happens. Some things simply cannot be more specific than that. You state "I knew they would be inconsiderate..." Oh yes, I'm SURE they got together and PLANNED what would be the most inconvenient for YOU for the sole purpose of harassing you.

Oh, please.

If the repair is as extensive as you indicated ("several, or many contractors") they are dependant on the timing and work schedule of the other. If, for example, a plumber does work and finds out, unknown before, that there is a much bigger problem that needs to be fixed, yada yada... suddenly everyone else's time frame has changed. See how it works? NO one is TRYING to inconvenience you. They don't get PAID until the job is done. They want it done as MUCH as you do, trust me.

Everyone has to accommodate. Have a neighbor come over while they are there. Take off work and be there while they are there. Ask a friend to come stay. Have her go to a neighbors house to visit while they are there. There are dozens of possibilities you could try to be accommodating. Try to do the same and focus on the positive---a landlord that is attempting to be flexible and is attempting to keep your property in good repair for your future enjoyment.

Lighten up. Oh, and I would advise you to NEVER build a house.
