I requested my tenants move after living at my rental for just over a year and having only paid their rent on time once. One month they only paid half their rent. I will be decuting that. One month they did not pay the water, can I deduct that? Can I deduct late fees they never paid? If so, for how many months back? If they moved their belongings from the house, but they left a car, the attached storage closet full and a trailer full of debris/stuff in the front yard for an extra 9 days and the rent was $25 a day until they were completely moved out, should I charge them rent or some type of storage fee? Thank you

All deductions mentioned above sound fair. As for the late fees....it will be up to a judge how many months he/she will allow you to go back. The standing question would be why you did not try to collect a late fee from a year ago.
