bad renter
i have a renter which is constantly 2 months past due. which is (was) a freind. sent a certified letter giving him 30 days to get out . went in the house to cheack it out (2 days after sending letter)to see it and there is 2 broken windows in the house. can i put his stuff on the lawn????now? no contract or lease only verbal. advice needed

Every state has different laws but I would suggest evicting the legal way as you can be sued for just throwing things on the lawn. Go to you local courthouse to find out about eviction procedures.
