Cool My dads house was stolen by my sister

My elderly dad asked me to make 28K in repairs on his home back in mid 1998 and signed a quit claim deed to be recorded when the rehab loan closed. My family objected to me spending my money fearing that I would take over my dads home. Family members refused to allow my contractors in to start working. I decided at that time it was best for all concerned to walk away and I did.

My dad took ill in 11/1998 and stayed with me until he recovered in 03/1999.
at that time his mortgage balance was approx 1800.00 as I made the payments to the bank on his behalf.

My ill and elderly dad home went into foreclosure and I was notified only because the city sent me notification as I was viewed as a responsible party.

I viewed titile to find that 07/99 my sister had borrowed 53.5K for home improvements and.

Her personal debts were paid.
No improvements to the property.
Support beams were removed internally possibly by her crew of contractors allowing the property to collapse.

My sister worked for First Metroploitan Mortgage at the time of the 53.5K loan
The Improvements were done by First Metroplitian Builders.(gut and burn)
Pan American Mortgage has a 53.5k lien on the land.

The empty structure with bare walls after the 53.5k loan for improvements suddenly burned down one night without insurance.

I am an auditor, my due diligence results indicate fraud by First Metropolitian Mortgage, First Metroplitian Builders and my sister.

I love my sister and family.

I am disabled but; I have the knowledge, income and desire to re-build the home that my dad worked hard for and I allowed family members to destroy.

Please advise,

My dad passed 05/2003 at age 83 without a will.
