Default Want to acquire property. Help needed…………

Hi everybody, I am looking to purchase a property and need to check out the legal liabilities involved in that. I don’t know what exactly are the legal issues that I am going to face … but need someone to take care of that … Need your suggestions on this!!!

Legal liabilities? What is the definition of legal liability as it relates to buying property? What kind of property? A piece of land? A business? What are you asking? No one here has a clue about what you are talking about.

I smell spammmmm.

Are you thinking that you need to do your due diligence and you want someone to tell you what it is you need to do?

Here is what I've done:
1. Check the tax records to see what taxes are due on the property.
2. Check the topographical records of the property (kept by the county government) to determine if it is in the hundred year flood area.
3. Check the zoning of the property and what uses can be made of the property as it exists... talk to an urban planner for the area if there is one.
4. Then check the building regulations to see if what YOU want to do with the property is feasible.

Visit the property and talk to the neighbors. See what they know. Sniff the air to see if it is clear and clean. Talk to the owner. Find out if you can get a warranty deed. If you want to risk the use of a quit claim, then that is your problem. Research the property at the deed registrars office/and the assessor's office and visit the planners for at least the county if there is no city office. Find out if there is any change expected to occur in the neighborhood. Find out if there are any bond issues coming up or payable in the taxes... what changes might come to the taxes.
