A suggestion.

Do a search of COMMERCIAL MORTGAGE and PENALTIES and you will see two things.

1. Every commercial lender I found offers flexible commercial financing with low fixed-rates, 30 year terms and

2. The only penalties I could find were prepayment penalties and the such, but none affected the interest rate as a result of non payment.

I cannot find a single posting, article or news source anywhere on the Internet that says commercial mortgage loans adjust their rates based on late payments or non payment.

Uhhh, no. She called it a (commercial ) mortgage because that is what it is. Obviously, commercial loans secured by real property ARE called mortgages, as both I and the original poster stated.
